Our Home Selling Plan

If you agree that the agent who brings the most traffic and attracts the most buyers to your home will give you the best opportunity to sell your home for the highest dollar amount in the least amount of time, then you will be impressed with our approach. This is the most comprehensive marketing plan in the industry. It is proved to work in any type of market. The key to success in my marketing plan is he daily contacts I make to prospective buyers, sellers who will soon be buyers, and top agents in town who have buyers for your home.

Traditional methods of waiting for buyers to come to us ("Passive" marketing like open houses or little 1" x 1" print advertising) are NOT nearly as effective as physically contacting potential buyers and their agents and convincing them to look at your home.

"Active" Marketing makes the difference and 7 days a week you can count of me to promote your home to buyers!

  1. List your home in our local and other Multiple Listing Services, showing your house to over 80,000 Licensed Realtors looking for properties in your general area. If appropriate, I have the capability to list in a total of four MLS Boards. Most agents only have access to one MLS.

  2. Our Staff will spend 40+ hours to get your home on over 150 different websites. While most Realtors will just put your home on the MLS and a couple different websites, we know the top 50 websites that generate the most traffic from online consumers because we study the latest trends.

  3. Create a "Why Buy This House" webcast. The best part is after we create this video, we e-mail it to over 5,000 Real Estate Agents to get them excited about telling their buyers about our listing. Most Realtors don't have a marketing budget to compete with us. Unfortunately only the strong will survive this market.

  4. Contact 75-100 prospective buyers everyday starting at 8:00am. This is old fashioned prospecting. We call people and look for buyers and sellers and ask them when they are planning on moving, and tell them about your home.

  5. Get your home ranked on the 1st page of Google. Obtaining page 1 ranking on Google and MSN is technology that most Realtors have no clue on where to even begin. Our multiple website advertising architecture, SEO Optimization, vertical marketing and web portal distribution insures your homes listing will obtain maximum advertising exposure on the internet. We rang on page 1 of Google for over 350 local Real Estate search keywords, and as a result, we receive over 18,000 unique visitors who view our Real Estate websites each and every month. We customize buyer keyword search terms designed specifically for your listings, which will produce targeted buyer traffic for your home. Together, we will determine the perfect buyer keyword for your home. I optimize the keywords and sure enough the house is sold in 90 days or less. It was previously listed with 4 other Realtors for 3 years. We have done this on multiple occasions and have sold many listings within weeks, after other agents had failed to do so while they had the listing for many months.

  6. Blogging, Facebook and Twitter. Social networking via the internet is taking off and helping us sell homes. Each new listing we advertise is a broadcast to our blog, facebook and twitter accounts. Blogging has taken the World Wide Web by storm, and our blog is ranked on page 1 of Google for Orange County Real Estate. Should you not know, Twitter is a social networking and micro-blogging service that allows its users to send and read other users' updates (knows as tweets), which are text-based posts of up to 140 characters in length. This is the opposite of spam and is a less gated method of communication. You can share this information with people that you wouldn't normally exchange e-mail with, opening up your circle of contacts to and ever growing community of like-minded people.

  7. Put and eye grabbing "For Sale" sign on your property so buyers actually notice your property is actively for sale.

  8. Create a personalized Real Estate video specific to your home and it's special amenities. Video is the latest and greatest technology that the search engines are craving for. We will post the video on YouTube among other video friendly sites for maximum exposure. We have our own Real Estate channel on YouTube to give you an idea of our latest videos.

  9. Buyer 800# capture system: We will activate the latest technology in tracking and capturing buyers, with an 800# Buyer Lead Capture System that tracks and captures every buyers contact information that shows any interest in your property, then sends us immediate notification with information of their inquiry.

  10. Reverse Prospective in the MLS daily for buyers. What this means is, Real Estate agents across California that belong to our MLS input what their buyers are looking for. We then take this information and match up to our listings, when we see a match we e-mail their agent to let them know our listing matches their buyers search criteria.

  11. Set up your own private virtual tour. Every home we list is offered with a virtual tour.

  12. Price your home competitively… to open the market vs. narrowing the market to the biggest pool of buyers. This sounds very basic, yet last year seven out of every ten listings expired and never sold. Learning how to price Real Estate is an art. If every Realtor could price a home, then every home would sell. 40% of the homes we sold last year were listed with anther Realtor that couldn't sell it. We specialize in selling homes other Realtors couldn't sell.

  13. Call the top 50 Agents in your marketplace to pitch your home to them. I know who the top 50 Agents are in your marketplace and part of the sales job is to sell them on your home, so they can sell it to their buyers. Does that make sense?

  14. Call all Agents who have recently shown homes similar to yours and see if their buyers are still available.

  15. Okay, this is where it gets good… Call all buyers who have recently viewed homes similar to yours who have called on homes similar to yours in the area. How would I know who these buyers are, you are asking? Well, remember #4 above, the 800# Buyer Call Capture System. This cutting edge technology tracks every buyer call, from every home we have ever had in the area. So when I list your home for sale, I can go back and see the list of buyers who have called on similar homes and pitch your home to them. When I list your home for sale, unlike most Realtors who start over searching for buyers, my team already has names and phone numbers of hundreds of buyers who we know are looking for a home just like yours. I know where the buyers are for you home because we track them and consistently call them to tell them about the latest and greatest listings we take on!

  16. Put a lockbox on your property for convenient access to your home

  17. Submit listing and photos for print advertising. This is the least productive activity we do, but as long as print is still available, we will continue to have a presence.

  18. Target mailings to prospective buyers for your home.

  19. Put your home on the internet covering over 100 websites, including the top websites in Orange County. ( eVantageRE.com, SearchOCHomes.com)

  20. Write a personalized blog advertising the features and benefits of your home. Most Realtors don't even know what a blog is; let alone how to write one. This is one of the many powerful internet tools that we employ.

  21. Post interior photos of your home so your home can be viewed 24 hours a day, 7 days a week. You will have an open house all day, everyday.

  22. Promote home at broker preview, with usually 70 realtors present (Thursdays).

  23. Prepare a photo flier or "Just Listed" postcard to e-mail the top 50 Agents in town. I know who they are.

  24. Have my buyer specialist preview your home.

  25. Contact every qualified buyer, including my past clients, my center of influence, and any other buyers in our database to show them your home.

  26. Lack of communication is the #1 complaint I hear from homeowners. They never knew what prospective buyers thought about their property. My client care manager will contact Agents immediately following the showing of your home. We have implemented a system that automatically emails the showing agent a request for feedback and then it automatically gets sent to us for review.

  27. I will update you weekly with buyer feedback, updates in market conditions and details of what we are doing to market your home. In fact, you will have access to login to my back office to see what we did to market your home each week. There are no secrets.

  28. E-mail or mail you a monthly market analysis on market activity- new listings and sales, changes in the market place and other suggestions for getting top dollar.

  29. Continue the above points until an offer is written and accepted.

  30. Pre-qualify any prospective buyers. We will not submit an offer unless we have verified the buyer has been pre-approved through a lender. This point is more important than ever in this type of market.
